Yet, not all cities provide an abundance of such options. Only 15 of the largest cities have fitness centers in the majority of their rental buildings. Leading the pack is Austin, TX, where 72% of rental buildings have gyms, followed by Denver, CO (71%), and Charlotte, NC (69%).

Living healthily is a priority for many, particularly among Millennials and Gen Z, who are driving this demand. These generations prioritize wellness amenities as they look for ways to care for both body and mind. The emphasis on fitness is longstanding, dating back to Greek culture where it was a civic duty. However, modern fitness gained popularity in the ’70s and ’80s with figures like Arnold Schwarzenegger and Jane Fonda who popularized home workouts.

Today, the internet and social media bring people together into fitness communities centered around brands, influencers, or specific exercise philosophies. These groups promote a lifestyle focused on health and well-being, fostering a sense of belonging and mutual support.

The fitness trend impacts various industries, including fashion, with the rise of athleisure and activewear. Real estate, too, is adapting by incorporating wellness amenities. Future developments might include innovative workout spaces like rooftop Zen gardens, dedicated rooms for activities like kickboxing, and smart gyms with health-monitoring technology.
